How Often Should Commercial Floors Be Stripped & Waxed?

A practical schedule by building type — and the warning signs your finish is past saving.

Commercial floor finish doesn't fail all at once — it dulls, scuffs, and yellows so gradually that most facility managers don't notice until a visitor does. Here's how often different buildings actually need a full strip and wax, and how to stretch the time between them.

The General Rule

Most commercial buildings need a full strip and wax once or twice a year. Stripping removes every layer of old finish down to the bare floor; waxing rebuilds it with multiple thin coats of fresh commercial finish. In between, scrub & recoat services (removing just the top worn layer and applying new coats) and regular burnishing keep the gloss alive at a fraction of the cost.

By Building Type

Schools: a full strip & wax every summer is the standard — hallway traffic from hundreds of students grinds finish down in one school year. High-traffic corridors often benefit from a scrub & recoat over winter break. (See our school cleaning services.)

Retail: once or twice a year, with quarterly scrub & recoat in cart-traffic lanes.

Offices: once a year is usually enough, with burnishing on a monthly or quarterly cycle for lobbies.

Healthcare: often twice a year, always after-hours, with strict product standards.

Signs You've Waited Too Long

Yellowed or ambered finish, black scuff marks that mopping won't remove, visible traffic lanes, and finish flaking at the edges all mean the old coats are past saving. At that point, burnishing just polishes damage — the floor needs a full reset.

Why It's Worth It

Floor finish isn't cosmetic — it's the sacrificial layer protecting the tile underneath. Replacing worn VCT costs many times more than years of proper floor care. A maintained finish also improves slip resistance and is the single most visible signal of a well-run building.
