Honest 2026 pricing ranges — and the factors that actually decide what your building will cost to clean.
"How much will it cost?" is the first question every facility manager asks — and most cleaning companies make you sit through a sales call to get an answer. Here's an honest look at what commercial cleaning costs in the Baltimore area in 2026, and what actually drives the price up or down.
Most Baltimore-area commercial cleaning is priced one of three ways. As industry averages: per square foot pricing typically runs $0.10–$0.25/sq ft per visit for routine janitorial service; hourly rates typically run $30–$50 per cleaner per hour; and flat monthly contracts for a small office (nightly or 3x/week service) commonly land between $500 and $2,500 per month depending on size and scope. Specialty work like floor stripping and waxing is usually quoted per square foot as a project.
Frequency. Nightly service costs more per month but less per visit — the building never gets truly dirty. Weekly service means each visit works harder.
Square footage and layout. A 10,000 sq ft open office cleans faster than 6,000 sq ft of medical suites with a dozen exam rooms.
Restroom count. Restrooms take the most labor per square foot of any space in your building. Two buildings of identical size can be quoted very differently based on restroom count alone.
Traffic. A school with 800 students, an apartment community lobby, and a quiet professional office all wear very differently.
Scope extras. Interior glass, kitchens and break rooms, trash volume, supply restocking, day porter coverage — each adds labor.
The cheapest bid usually means one of three things: fewer labor hours than the job needs (the building slowly deteriorates), uninsured or untrained workers, or a "land and expand" contract loaded with change fees. A fair quote should itemize frequency, scope, and supplies so you can compare apples to apples.
A professional bid follows a walkthrough — never a phone estimate alone. It should specify visit frequency, a task list by area (offices, restrooms, floors, kitchens), who supplies consumables, proof of insurance, and how quality is verified. At Levdok, every job includes a quality-control walkthrough before the crew leaves, and you can always reach a manager directly.
